So, after all the work involved in replacing the water-damaged wall, it was imperative to address the root of the problem. We had multiple roofers survey it and submit bids. Of course they all proposed a complete new roof, but with the thought of either us or future buyers considering a second floor addition, only a repair of the problem area was in scope. We went with the contractor who spent the most time on the roof examining it, who’s proposal was most comprehensive, and who included one revisit in the bid. It took us 2.5 months to decide and then another month from when we signed the bid and paid 50% for the work to be done. The stories we’ve heard so many times about contractors not returning calls and not showing up finally became our reality. In this case it was a matter of our job being quite small in relation to the multiple full roof installations and replacements also on their agenda. We remained calm, stayed in close communication, and got some gutter diversion added in without charge. While it wasn’t ideal to leave for vacation as the work progressed, their availability made it so. The whole front portion was re-tarred and graveled and all soft wood replaced; the new flashing looks great; and the gutter drains into the side yard instead of in front.
